Inasmuch as there is no bodily injury nor injury to outrage-protected interests in Alabama (dead bodies, the homeplace, etc.) when there is a denial of coverage, then if I had a title company and had such concerns, I'd probably come down on the side of turning down the applicant.

As the buyer, I'd want them gone, fix the place, raise it to just below market, & screen applicants with a fine-tooth comb (POSSIBLY have the place just a tad under market -- that lets you be a bit pickier about who you let move in, vs taking the first warm body that has the $).For me, MySmartMove has been really, really useful for screening.
