Make sure that whoever replaces the door, uses 6 " screws in the door hinges and strike plate.  

If any of you have the language to go along with that, it would be helpful.I have all of the "boiler plate" provisions covered...just need any outside of the box good ones that you all use.ps. what is a reasonable late fee?

My wife is a stay at home mom with a full plate with 3 kids to raise.  

It also clears your plate and, once you recover, let's you refocus on making more (and smarter) investments.

Both of their vehicles have Texas plates.  

My HA doesn't pay market rents, they insist on year leases (I only rent MTM), and our Sec 8 inspector is over-the-top:  I was once failed for some loose veneer trim on a vanity, and a shower head escushion plate that wasn't caulked to the wall.If HUD really wanted to encourage property owners to accept Section 8, they need to look at where they are creating a competitive disadvantage for themselves in their local program.

However they may plan on having the truck reposed or something like that because the plate was removed and that is a second vehicle.

Electrical, plumbing, HVAC, Termite Plates on the piers, wired fire alarms / smoke detectors, new breaker panel, arc fault breakers for all bedrooms and common areas, ground fault breakers for all wet areas ect. 

And photograph the serial number plate for your records as further proof. 

They ended up buying a toaster oven and a hot plate to do some simple cooking on which I paid for half of (about $50) and then I offered them (they did not even make a request) a $200 credit on the next month's rent because of the inconvenience.I agree that going without a stove and oven is a pretty major inconvenience - they couldn't cook at all.
