@Patrice Penda okay thanks. the only problem I'm having is that most the houses I'm comparing to aren't updated like I would be looking to do so its hard to make judgement on what its worth.

The deed may not have been transferred, the courts have not rendered final judgement, etc. but as the lender, you can engage a receiver, secure the property, collect the rents, deal with any maintenance issues, etc.I understand that the loan docs govern notice periods, time to correct, etc. but generally speaking, from the day you start the process how long should you expect it to take before you are in 'control'.

That being said, you sure learn a lot going through the registry.Don't forget that you need to check both the register of deeds and civil judgements on all parties on the deed.

You do have artificial recourse that hurts them but doesn't help the,, you can get a judgement, but I'd suggest doing so on your own (its easy in small claims court) and not paying an attorney, because collecting on that judgement will be a longshot.Tenants will leave when they leave, they don't care about your contract.
