Answer:  PERSONAL INJURYThe Tenant(s) agrees that the Landlord will not be liable or responsible in any way for any personal injury or death that may be suffered or sustained by the Tenant(s) or by any person for whom the Tenant(s)are responsible who may be on the Premisses of the Landlord or for any loss of or damage or injury to any property, including cars and contents thereof belonging to the Tenant(s) or to any other person for whom the Tenant(s) is responsible.In the event of any significant injury or damage to Tenant(s), Tenant(s)’s family, or Tenant(s)’s invitee’s, licensees, and/or guests, or any personal property suffered in the leased premises or in any common area, written notice of same shall be provided by Tenant(s) to Landlord at the address designated for delivery of notice (identical to address for payment of rent) as soon as possible but not later than five (5) days of said injury or damage.

You get your chunk of the notes upon delivery.  

But at this point we'd probably be looking at purchasing a place and listing it without ever seeing the place in person (pre-covid we had planned to make one trip out after purchase to get the place set up).Are there any PM companies that would potentially handle stuff like furniture deliveries/setup, keeping the place stocked, etc but would take a smaller cut if we handle the front end bookings and whatnot? 

I am making excuses and not following what I promise to deliver...I will get it do and share it with you asap. 

@Patrick Desjardins - good to hear from you, and yes BPO is usually just a starting point and often times with a bunch of flaws but going into a deal without BPO is worse, and we had a couple of late deliveries with Lres so I am looking for "Plan B".

Supply chain issues and delivery delays caused some of the problems.

I am 22 years old,  recently married,  and work a full time job as a beer delivery driver.  

One of these duties is to “accept delivery of and present any purchase offer to the seller in a timely manner, even if the property is subject to a contract of sale, lease, or letter of intent to lease.
