You need to know the cultures involved, the income levels involved, who would be likely to rent your unit and what they would do with it and how likely they are to stay and not cause problems.There is no mathematical formula that figures that into the equation, so to speak.

You wouldn't have a completely different culture to deal with, where there can be a very different way of dealing with landlords in their home country, which can require lots of patience while you teach them how things work in the U.S.Anyway, I think you would most likely be quite happy with the Canadian renters.

Not sure if that’s the reason in your area but one reason people don’t like investors is the rapid gentrification of an area which alters the local culture and makes it unaffordable for the folks who grew up there/lived there for generations to stay.

I'm not judging them for not having dental insurance, I'm just saying if you are from San Francisco you will have huge culture shock just driving 4 - 6 hours north.When I was in Crescent City, that was during the 2016 election and there were literally huge altars to Trump, too - giant wooden structures with huge decorated Trump signs/banners, etc.
