When I pay another Brokerage a co-op commission, am I supposed to be 1099'ing them?  

As a beginner, you can learn a lot from your uncle with a few rentals in another state or a co-worker that's on their second house hack.

As a retired banker I can tell you co-signer loans were a pain to collect and in 18 years of land lording I have never had a co-signer. 

We also run a co-hosting business as well. $125k is really not an option in our market. $250k is getting there but stillgoing to be tough to find in an area conducive to STRs.If you want to hop on a zoom, we can connect.

Essentially you could operate like a co-host but with higher fees since you are furnishing the space. 

I have been told I can qualify for a 5% down loan if I have a co borrower.
