Where I'm seeing the best bang for your buck now is probably Fontana and Murrieta at the moment, Riverside has gone up a lot recently and a lot of the prices especially in the western part just don't make a ton of sense, even when compared to the nicer, newer, and better school districts of the eastern part of the city.

I am looking to connect with any of you out there that operate short term rentals in western North Carolina, specifically the areas of Sapphire, Cashiers, and Highlands.

All western states except NM and ID.

We typically see spots go for $75-100 on the low end, and we often have seen spots here in the western burbs/city rent for $150 a month just for the spot. 

I backed out of the western way quad late last year simply because I needed more time and research before I committed.

My one thought for you on Grove City, MFH or SFH, is that property taxes will be lower in that area (South-Western City school district) than in Dublin, Powell, Upper Arlington, etc.
