The house needs all new flooring, all new windows and doors (interior and entry), two new garage doors, walls patched or re-drywalled, exterior and interior painted, new kitchen with appliances, new roof, all bathrooms reomodeled - all things that I can calculate.

Evidence is stacking up that residential real estate has at least hit a soft patch.

The past is not a predictor of the future no matter how many years the past has run.Having other businesses that had bad patches is something worth checking if someone was investing.

If it is in the firebox or veneer, may not be too costly to repair/patch.2 & 3 seem cut and dry, have a contractor replace the window(s) ($200-$1000 window) and repair the holes, handyman work.4.

@David Dachtera  David my point is most of the folks out there and most certainly you.. have no clue as to how much litigation costs.. this is at best a small claims action.whats it going to cost to clean a house broom clean.. couple hundred bucks maybe a1k to patch and paint a few door dings.. now if they took a sledge hammer too it like our beautiful tenants do that would be one thing.I have had client think that the holes were pictures were hung should have been patched and painted LOL.. to the buyer it was a disaster to the seller its normal.you really think the judicial system should be bogged down with  HEY my seller left some dog poop in my new home...

Hi Robert, I used that epoxy before to patch cracked white sink.

You need to first learn some things yourself and tell them clearly I need this patch fixed and this plumbing repaired and no I don’t want to fix the gutters yet.

I don't have to go with pavers but currently there is a big patch of dirt on my property that looks very unpleasant.

I just had my contractor remove all the dishes and patch the holes.

sound like a normal slab on grade. have the floor cut and replace the galvanized pipe with PEX, but run it through some schedule 40 pipe, maybe 3". this way if it ever has to be removed it can be cut, pulled out and new one pushed back through. i do not recommend running the pipes through the attic, i'm sure Georgia doesn't get that cold, but something may happen to the lines if they are up in the attic and cause more damage below. plaster walls can be patched. while you are at it check the waste lines, if they are cast iron, check the condition and replace if you can, that would be the time to do it.
