In Warren, Ferndale, Roseville, Oak Park, Eastpointe, etc.All 3 local investors and property managers that I've talked to say they caution away from Detroit itself due to vacancy rates, the amount of expenses to repair the property just after tenants move out, and the lack of appreciation with those houses over time (compared to areas outside of city limits).

I’m all in on Bayonne; the Communipaw neighborhood in Bergen Lafayette section of JC; small Weehawken section near downtown UC- Shippen St, Oak St & Highpoint Ave (these are my 3 favorite streets in Weehawken); the Heights either downtown walking distance to JSQ or uptown close to Washington Park and Congress St/Palisades; & last but not least that downtown UC (old “West Hoboken”) neighborhood- close Palisade Ave / 3rd st up to 29th St.

If so, the lender won't sit well with underwriting a property that currently has an eviction on record with a tenant... and one unit out of 3 not having a written lease (you should double check if they at least have recorded rent receipts- The seller having multiple full-ask cash offers with the contingency of tenant being out by March is likely a bluff.

Maryville and Oak Ridge are growing and both have lots of older inventory that can be rehabbed, and with so much new construction, buyers may find a 1950s charmer or 1920s historic home a bargain to what the builders are asking.
