Is there a generic letter that someone can share that you would send out to a prospective abandoned house owner? 

I've heard mixed reviews about just grabbing a generic one off the internet - doesn't seem very safe to me.

It's difficult to answer without knowing where you are starting from so let me give you some generic advice.1.

Let the tenant leave, list the property correctly, write the lease clearly (not all generic leases from attorneys cover unique property issues) and get your neighbor a new neighbor.

With emails, they are usually a generic inquiry.  

Before we had a more generic one which worked fine.

However that is not the case you can use it till you max out the secured funding which is generaly $417,000 HOWEEVER (it was not mentioned, that that number can change from location to location. but I imagine GA being a lower cost of living it would still be the generic number).
