Any provider that requires all cash, pushes you to sign something right away, can't get on the phone with you or schedule a visit in a timely manner, or can't or won't answer your detailed questions promptly and thoroughly is a non-starter.Best of luck in your new endeavor! 

If you have a good relationship with this vendor, then you can hold off until the W/H stops working and then have replaced promptly.

Long story short they move in, bring four unlicensed dogs that run around pooping in my yard that are not in the lease.
