This would be best self managed.I agree with the comments here and think that you should prioritize putting studio on separate meter if able to. 

We specialize in short term rentals in our market and have in depth knowledge about what types of properties to prioritize and what locations bring in the best occupancy rates, nightly rate, etc.  

While I realize that there are plenty of other metrics that help determine Real Estate market strength, prioritizing prices gets to the crux of the question, “will prices crash”?

I would prioritize finding an accountant who specializes in real estate taxation over one that is local.There are 20+ accountants on this message board who specialize in real estate taxation.

Being 55k off on renovation estimates is likely a BIG % to be off....Prioritize what has to happen NOW to be able to rent the property and plan and budget for what can happen later.And get some more estimates....HELOC, construction loan...play the lottery...
