Starting AirBNB Challenges

Hey everybody my name is Yehiel, and I'm new to the real estate field and in the BP community, I'm very glad to be here!
After couple of years working in sales, I'm starting to build my way in the real estate field, focusing on AirBNB.
I live in Sunny Isles Beach, FL (Miami-Dade) and I'd like to have some advices and tips from people with experience and knowledge in that field:

I researched and found a few potential buildings in my area for AirBNB. I contacted realtors to get MLS listings in the area in order to tour available apartments, most of the realtors declined me until I found a realtor that was open to the idea of doing AirBNB.
After I toured these apartments with my realtor he emailed with the landlord's realtor and wasn't able to convince the landlords about the idea of permitting me to sub-lease the apartments and to AirBNB them.

My questions are:
1. What is the type of realtor I'd like to collaborate with so he'd help me with properties I'd like to rent and do AirBNB?
2. How would you approach a realtor regarding your plans to AirBNB?
3. When my realtor emailed with the landlord's realtor I felt like I might had a chance to get the apartments if I had the option to speak myself to the owner/realtor, what would you do in that situation?

* I'm open to all advices and tips in that field, thanks in advance.
