A good vendor will help you get the proper camera for each location...they have various focal lengths, day/night capabilities, license plate readers, and analytics (that can automatically send you an email when an area is entered during a specified period, such as late night, great for catching trespassers) that are pretty easy to configure for common needs.They do not come cheap, but OTOH they give you eyes 24/7/365 and are generally very low maintenance.

You really need to get this situation off your plate and out of your life. 

They do not want to deal with tenants, paperwork, drama, legal processes, repairs, inspections, comps, showings, marketing, and everything else that a good PM takes off of their plate. 

I have a full-time job, plus I do real estate on the side so my plate is full and cannot do a fix and flip.  

Do you have / will you dedicate time to the rent collection software, record keeping, etc. or is it easier for you to pay the attorney fee and know it's taken care of and off your plate, essentially.

And here travel trailers need motor vehicle licenses, license plates, etc. 

Either way you have the right and need to step up to the plate.

You have enough on your plate and can't predict the future.

It could be an opportunity for someone who knows the Chicago market and would take it off our plate.
