I would rent it now, brush up on your development and architectural plans and build in a few years and sell for the highest price per sq ft.

i am an architecture graduate very interested in getting started real estate development. i have already dabbled in real estate buy and hold deals and own some property. i also have some experience in design and development. i would like to develop my knowledge and portfolio by getting started with rehab deals in Southern California. 

I studied architecture at the University of Houston and graduated a year and a half ago.

Then I also had to get architectural drawings as well- decided that since I was spending so much money we should move the laundry room upstairs and move the bathroom to a new location.I don’t know if any other post has ever stressed the BUY RIGHT but if there hasn’t been one let this be the first- Typically someone who goes over budget by so much is usually left broke and crushed under the weight of it all- Luckily I had enough cash and the ability to complete the rehab and get from under it and not let it stop me from doing other projects.Will post before and after pics shortly.

If you're removing a large number of walls you start getting into shear loads calculations and other fancy engineering math, in which case you should call in the pros (and will likely want to pull permits and provide the city with architectural drawings at that point anyway), but one small wall section is pretty easy.

The process took a long time and effort getting all the application materials ready (architectural drawings and a bunch of other stuff).
