If he is qualified and vetted , then there’s no harm in allowing him to complete the tasks needed but, instead of allowing him to price it out fir you .. you should have a good idea of costs associated with repairs needed and you set the price .. write a agreement with scope of work and explain that you have no problem reducing it from his rent but the only after work is completed .. you never should pay upfront for any repairs .. ever .

Hey folks, for all the good this community does I think we should also highlight bad and morally questionable practices that would harm this business.

They may also suspect that it will not redeem.There is no harm in asking and making an offer.

If those options are not available to you, I'd make sure I set myself up where I wanted to be for a few years, then ask for a short sale as it will harm your credit.  

Even full time agents are in appointments and meetings and can't respond every second so if your clients and other agents can't tell you have another job no harm, no foul.

This common scheme encourages the original Seller to sell to the second buyer by virtue of creating a false sense of what the current market will bear.It isn't so much a matter of whether the other potential buyers will be harmed, but the fact that both Bidders have engaged in deceptive practices towards the Seller.
