I would imagine their CC rate is 3% though. 

It is free to both the tenant and landlord unless the tenant wants to pay via CC.

If you see a bunch of individual payments on time but they missed a store cc or medical payment that is not an issue.

Hi Wei,How about also accepting payments by CC and just have the tenant pay the fee. 

The last option is their story might be 100% true but experience says it's not worth your time digging through the facts to figure out which is true.On another note, for waitresses, most meals are paid for with a CC and so tips are also paid with CC.

Also consider if you rented the truck in her name all the insurance etc needs to be on it as your CC will be the security for the truck.  

I live in CC in a subsidized 55+ building. 

I put my first month of leads on a cc and went for it.

But assured me they definitely wanted to rent my place and asked me to remove my listing, she didn't want to lose it, she would call me with the cc number the next morning. 

If the individual has had some credit issues, but can prove to me they have gotten it together the most recent 12 to 24 mos e.g. can show me payment history on their current CC's, bills, etc, then there's some possible consideration, assuming 1 and 2 above are strong also.
