@Marco Paglialunga I have several investors who have purchased 10 year old vinyl villages in the outskirts of Indianapolis for less than $20k out of pocket ($85k-95k purchase price) and rent them for $1,100-$1,200/mo.

I have quite a few houses in my neighborhood ( I live in an incorporated village) that seem to look very run down, grass is overgrown, house is basically falling apart, although some of the houses have a car in the driveway, some of them have notices on the front doors or in the yard.

Ideally I would like to be in Clintonville or Italian Village but realize this may not be realistic with my price.

Problem is, there have been no three unit sales in that particular area (ie village) in the last year.  

If not, ask for leases and you could also go to your town/city/village and ask to see water bills (Unsure if this is public info or not so find out) and you could always ask for copies of utility bills.

McKinley Park and Little Village in the SW. 

Rents here $1800 or higher B class = Still more Retail area rents Generally $1200 up C class =  Starting to jump into Vinyl Villages as I like to call them.

Do you have a similar analysis for areas like Vassor Village, Linwood (Berwyn East), or others that are adjacent to the already established neighborhoods? 

I've toyed with the idea of Ogden Valley and Powder Mountain since the goal of the new ownership there is to build a village and turn it into a Park City style area, but it's already priced like it's Park City.Even the mediocre western ski destinations have exorbitant real estate pricing.
