More than likely the bank will have you guarantee the loan... if the LLC defaults they will probably have the right to come after you.So there could be a murky year or two when an underwriter may follow a breadcrumb trail that will pull the properties back into the mix.And of course, your ownership interest in the LLC will be something a lender will see as well.

To do a true syndication you make friends with commercial real estate agents, they send you notice to bid and you run the numbers, rent roll, trailing 12, taxes, cap rate, number of units, etc You decide if it’s a cash flow play or value added, etc.

I started like that thinking why blaze my own trail when I can user a proven system or follow a person that has been successful.

The transfer of funds between you and the current landlord may occur in several ways, but I think having a paper trail would be paramount.

The more of a paper trail, the better.  

Did you get a trailing 13? 

If one uses a partner for the down payment of property what do banks expect since they want to see the paper trail of money.

Also, be prepared for the trip down the qualification paperwork trail it can be tedious at times.

Long story short I've spent a significant chunk of the last several years on long distance hiking trips getting mid 20's wanderlust out of my system, and that has created a paper trail that does not reflect my current desire to get serious about investing.
