Though the walls were not open and I was patching everything I opened up, also my electrical installs are very High quality.

We lightly sanded our did some patching and blended in some stain and new coat of poly and looks great.

I would get rid of the picture frame trim (or whatever that stuff is called), and would spend the weekend patching the walls if I had to.

Our tenant base is not so dependent (directly) on the oil patch, but I'm wondering about the 'trickle down' effect, IE: good jobs leave the state, so the services they require dry up, causing more job loss, and so on through the market.

You bait and switch rent cost (you tried to do it to me from 1800 to 2500, but only after I scrubbed your place, patched the holes,  and completed half a full house interior paint- also as a contracted cleaner on your other clean jobs - you got thousands in free work just to scam us)Once we caught in to the scam and said we weren't interested in the new leasing terms you sprung on us after all that work and our own money,  you THREATENED TO HAVE ALL OF OUR BELONGINGS REMOVED FROM THE GARAGE AND CARS TOWED WITHIN 24 HOURS!!! 

We patched up the dining room window and secured the building.  

Then drive across the street to the "bad" side of 108 and you'll see the numerous patch jobs, loose pavement, warped sidewalks etc.

I just had the electrical replaced and it took more time and cost more than anticipated because the Sheetrock had to be cut open , patched , re textured .
