If someone advertises or responds to requests, they're probably a hard money lender, even if they're just lending their own money.A hard money lender is like a used car dealer where a private money lender is like someone selling their own car.

This is the only time I used a % as an estimate, at the beginning in the purchase analysis, after acquiring any property it got an inspection.If you have personal property involved, you can get an idea of replacement times from warranties, the dealers and determine the usage or hours the property is consumed.

If it's just numbers of 15/25 or whatever, as I said, if it's marketable go for the profit, if it's something you have to live with, depends on what the hassel is worth.I was involved in a neighborhood redevelopment and I purchased homes in a stagnet area, no drivebys in my town (at least not in the daytime) but when we "moved in" we moved "them" out, got the girls off the streets, nailed some drug dealers and broke up the street meetings at the corner.

"pass through", can own other corporations, and offers the ability to have a "Cafeteria" plan- that is, you can (provided you meet all the requirements-- namely offering the SAME package to ALL employees-- again, see your tax / legal professional) pay for things like your health club membership, an automobile lease, and other benefits with pre-tax dollars.I use separate LLC's for buy and hold, and quick-turn or "Dealer" properties to avoid the risk of the IRS calling ALL my properties "dealer" properties.Rule of thumb you're going to need two years of business history (at least be established for two years) to start applying for business credit-- but depending on the credit worthiness of the owners, or a collateral, etc. you may be able to get a line of credit sooner.From Credit Repair to Credit Millionaire describes this in detail, and a guy named Tom Kish has a good product on this, too.
