I have defended a landlord against a tenant rent escrow (duplex tenant) seeking a large settlement due to no access a garage, but allegedly paying for electric utilities for the garage.

Allegedly there is an issue with their bank and the bank's required reserves. 

There are many people I met with not on bigger pockets so I'll be thanking them through email.Those who are... special thanks to @Kevin Hoag, @Michael Swan, @Isaac Rowe, @Ian Hoover, @Bob Mason, @Cameron Marchese, @Shawn Holsapple, @Ryan Mullin who helped me refine my investment strategy, even if you showed me assets that I now know I'm not interested in.The whole trip felt a bit like a choose your own adventure book.

@Cameron Norfleet -- sounds like my lease is in line with what you're doing, meaning payment is late and charged a fee after 10 days.

Having had a property burn to the ground due to tenant behavior (alleged neglegence, per insurance company), maybe I see things differently.
