The list is endless in this respect.How about a life insurance policy owned by the company and pledged for a mortgage or as a buy out agreement with a partner, deducting that off your personal return in your name would be a trick.I think one company for every property is unnecessary overkill and (I forget the name of it) but Texas has an LLC that accomlishes this and I think a few other states may have adopted similar entities as well.

I use Cozy as a tenant and there is no problem.Physical check may create unnecessary issues for bookkeeping and accounting so it is always better to collect rent through a software.If you consider to use a property management, most of the property management softwares have the rent payment feature nowadays.

The agreement should address the initial participation of each member (i.e who contributes what money and which skills); the ongoing responsibilities of each member;  procedures for exit of any of the members (both by choice and with a push) - e.g. to whom may they sell their interest, who has first right to purchase the interest, etc.You may likely think such a formal agreement an unnecessary expense at this point and an activity which may put tension on the bonds of friendship.

It is really difficult to deal with such a partnership because they often have a heightened sense of property value, think they are smarter than the broker, and create unnecessary obstacles to best price sales.I might think about looking into the economics around buying buildings with medical/dental practices once you gain some traction in the field.
