Studied the asset class for months and loved the idea of no toilets, no hvac, and renting out metal boxes.

Add on new AC unit / heat pump and coil and you may be looking at another $4k - $8k installed.

I divided all the metals and took them to a salvage yard. 

Investing in real estate is not that different than stocks, bonds, precious metals, art or whatever.

I recently had a break in at one of my units, they damaged both front and back doors beyond repair( nice metal ones).

An issue here like some other parts of the country are that most of the main roads have metal lights and no wood poles.

I lived in a third floor apartment in Philadelphia in which the only means of entry was a metal spiral staircase.
