If you get into an accident, don’t be surprised at a 3-6 month wait to get your car back.

I got involved in PM by accident really, but am so glad I did. 

An example of where you would need a GL policy on the buy and hold entity;Your taking garbage from the property to the dump and some of it falls out of your vehicle, causing an accident. 

Too many accidents, chewing, digging, etc.

Then you show up to the house and the smell is horrific, there might be room pictures omitted, the foundation is failing, the plumbing is bad, etc. 

My personal rule of thumb going forward, after having a truly horrific contractor experience, is to try to envision some of the worst that can happen and include protection from it in my contract.

I leary of people that bame everything on everyone esle. there are reason that are legit; death, ilness, accidents with injury etc., etc....but it can be hard to seperate fact from fiction.

My wife called me telling me she was in accident.

"A seller or seller's agent shall have no duty to make a disclosure or release information related to whether a death by natural causes, suicide, or accident unrelated to the condition of the property occurred on the property or whether a previous occupant had, may have had, has, or may have AIDS, HIV related illnesses, or HIV infection."

Perhaps smaller than the last one... but when reading up on the nature of the causes our current bubble (foreign money, incentives to get broke millennials to buy properties they can't afford - why by the way sounds horrifically familiar) it has the makings to be even more extreme.
