Can you possibly even point me to a handbook or regulation (not an article) that highlights this?

In my experience with one of my older duplexes there are plumbing issues/leaks that my PM has addressed for each unit over the past year, but I am debating whether it would have been a better approach to address the root cause (dated plumbing system or damaged pipes highlighted in an inspection report) ahead of moving tenants in/in between tenants.  

If you want to get fancy throw a video in the email however I just introduce myself, highlight any changes such as where to pay rent and put a picture of myself in the email.

Bottom line though, it looks rough and was highlighted on an inspection. 

It highlighted the need to evaluate and pivot if needed. 

I feel like every STR related youtube video or BP post showcasing how successful a property is seems to highlight gross revenue.

They promise a lot of too good to be true benefits, to those that pay and get in...For instance, here are some of their Highlights when luring us in:"You will not find better homes for sales by owner than the ones we bring to you.

When they look at another "more expensive" one with lower overall cost, their brain is trying to convince them of the first option.You can test it in your market, but this is a pretty simple marketing/psychology principal.A similar one: people remember the first, last, and highlight experience.

The problem with structural defects was highlighted by two good responses above, lots of people don't know what they are talking about.
