It's not a meaningful metric since it looks at the top line only.

At what interest rate will it be and how much more NEGATIVE cash flow will you be willing to take on to extract that equity if you want to buy and hold?

A meaningful percentage of listings are estate or trust sales, some of which have no physical use or interest to the heirs. 

I see a lot of active investors transition into passive through taking their hard-earned crops and systemically diversifying it with an experienced syndicator that can yield them consistent cash flow so that the investor can move on to something more fulfilling and meaningful to them.The trick is to find someone that you trust.Congrats and best of luck:)

The max-leverage folks here tend to be a bit more outspoken and so when I first joined this site, I thought I was doing it all wrong and was determined to extract every last bit of dead equity from my properties.

I find most agents havent even purchased a property or made any type of meaningful investments and try to purport themselves as investment experts( misleading title)

To have any meaningful impact on behavior it would have to be an ongoing thing since most tests detect metabolites for at most 96 hrs. 2) while you will weed out some bad apples you will also drive away many many good applicants who will view the cost of this massive invasion of privacy as far to high compared to the value they'd get from living in your rental.

Make sure that you are asking questions with answers that will be meaningful to you.
