Install a low-decibel exhaust system either in the common area or in his particular apartment, or encourage the other residents to move on if he's just signed a long-term lease.

It is a requirement for the lease, so you should not tiptoe around the stories.But, the bigger issue I see, is that this girl is starting her first year of law school - which is more demanding and intense and exhausting than anything else I can think of.

However, there is a reoccurring mold problem in the bathroom, because the exhaust fan gets disabled, because they don't like the noise (seriously.....the noise....how long are you in the bathroom for) when they shower.What kind of leverage do I have on a tenant like this, considering they know how to disable the fan (just pop off the vent cover and the plug is right there).

I did send a mass text reminding all my tenants when rent was due, because the law students were so exhausted, they'd just forget to hand me the check that was sitting on their desk.
