I'd like to hear from any brokers who hire agents that are investors.Or any agents that are only holding a license for personal investing.I'll be taking my  CA.state exam in a few weeks and I'll be looking for a broker to work for.I have a full time job and I only have time on weekends for office time or training.My plan is to get into wholesaling and using my license as a backup plan for sellers who want to list their house on the MLS. 1 What kind of commission split should I expect?

Most tax sale auctions and tax liens take a higher priority in most states than the foreclosure itself but you should examine state and local laws first before proceeding.If the property was in Louisiana then:1) After visiting the property, taking multiple photos looking for activity on the land, asking neighbors where owner is and inspecting outside of building (from street) for condemnation damage, I decide to buy after my survey.2) In Louisiana, I would buy the property at tax sale auction, bid as low as 20% and get my foot in the door with a tax title.3) I would send a copy of my new tax title along with a Post Tax Sale notice to all lien holders on record in the Clerk of Courts for the Louisiana property as per RS 47:2156 with certified letter.

Hi everyone, I'm a relatively new agent (passed the exam in January) and I'm trying to do all the things more experienced agents recommend to get started - networking, marketing to my SOI, contacting FSBOs and expireds, etc.I just have a question though - many agents recommend calling FSBOs and expireds, but I'm having trouble locating phone numbers.

If, after examining expected P&L -- inclusive of taxes, Insurance, maintenance and debt service -- cash flow is negative... an experienced investor typically will adjust maximim allowable acquisition price to generate his/her minimum acceptable cash/cash... based on an achievable market rent with modest capital improvement.Consider sourcing deals from local wholesalers in your area... i.e. local REA, HomeVestors etc. are a good place to start. :-)
