Competitive commercial real estate shops typically aim for 5-6% cash on cash and upper teens in IRR.Also, I assume you don't want to be an active investor, but rather find an asset manager who will identify the property for you, take care of the acquisition, and subsequently deal with the property manager, correct?

All of your initial questions and subsequent comments seem to indicate the tail (buyer) is wagging the dog (you) here.As a wholesaler, regardless if you assign the contract, it is your duty to stay involved and make sure both sides are complying with the contract.

You can derive what each subsequent one is in the subdivision once you see the pattern of how it was laid out and in no time should be able to zero in on the one(s) you've seen as owing back taxes.Hope that helps in the event you don't get better feedback from  more experienced users!
