Ask a competent commercial broker who works in the area or call a few PM companies in the area and ask around and make adjustments based on what they say about the trailing 12 month trends.

Andrew Johnson “I use Appfolio out of santa barbara, ca its definitely not free and my property mgmt company passes those costs down to me which I think is around 50-60 bucks a month based on number of units under the service.I am able to see all reports from rent rolls, cash flow statements / trailing 12 month cash flow, tenant ledgers, maintenance requests, dialog between tenants and mgmt staff, resolutions to maintenance requests, move in pictures, move out pictures, or video, and many more features.What I like is that it allows the vendors to be in a dialog/text/chat box so they are prepared (vendor) prior to job assignment with lockbox codes, scope of work and pictures before they even go to the site so we dont waste time figuring things out and run up a huge $$$ bill for lack of efficiency.”

Low on my list because I don't care if they like or dislike flips or 4-plexes, as long as the above criteria is met I'm a happy camper.The last agent I had wrote like a 10 year old via email and text, mumbled and trailed off over the phone, forgot paperwork with offers, was terrible at getting back to me with comps and rarely even brought the MLS printout let alone comps to showings!

.* If you have to close in your name first, it seems to defeat the purpose because now you have a paper trail with the title in an individuals name.* Lenders will require a personal guarantee on the loan no matter how you title it.* When you setup your LLC, you can also go the extra step of finding an out-of-state person to be your Registered Agent.

Franklin wasn't the first area I was hoping to buy in, it does have a bad rep overall, but the area near the downtown has definitely seen improvement...looks like they're putting in walking trails down by the river, a "white water park" of some sort near there as well, and there are nice looking rehabbed properties around in some places.

Numerous bike paths and trails are also in the areaI've looked to see if the east side was selected as one of the neighborhoods in the city's INVEST SOUTH/WEST but did not find anything.
