And the ex will be around having screaming arguments and drama.And, if you do take a chance on any of these types of tenants, just do month to month rental agreements, in case they turn out to not be so cute, once they are your tenants :-)

And then, Baby-Daddy moves in and the couple have knock down, drag out, screaming, violent fights, with the police showing up and multiple other tenants complainingSo, did the co-signer make sure the rent was paid on time?  

This tenants screams IDIOT and TROUBLE to me.

Often the ex comes around and there are screaming fights, and they almost always move out within months to move back in with the ex. 

To parking across 2 parking spaces constantly and when I said I was going to have to give them a warning because I'm getting complaints and I'd already asked several times and the owner was breathing down my throat about it (in a very nice way)- I got screamed at and that was the end of that friendship.Now, prior to being their friends, there were none of these issues. 

Pot smokers, partiers, people fighting/screaming/throwing things at each other, dogs that bark and howl all day and whine all night, unsupervised teenagers lighting backyard bonfires in the bbq grill while mom away at work, etc.  

Then, the knock down dragout fights and screaming (yes, in front of their kid).  

Don't call any back who are screaming at their kids on the voicemail, etc.  

I just didn't call back anyone who sounded like they were calling from a bar or who had someone telling them what to say in the background, or who were screaming at their kids - you don't have to rent to anyone who does these things.Your job is to discriminate.  

@Kate Binion Consider if you can install some sort of landscaping that will catch the trash that blows over from neighboring properties.
