As for the flooring, figure out two or three types you would like and call several carriers in Spokane.

You could also ask the Mail Delivery Carrier.  

Settlement fees will vary slightly.in our area title insurance rates are set  every carrier has the same.. and for one off purchase or a few a year I don't see many settlement companies negotiating rates.. although the OP is in New York and attorney state so nothing keeping and attorney from adjusting their settlement charges.. 1k for title and escrow is cheap.. not sure what the heartburn is..  

Hi Kathleen,If you are looking for standard carriers the only one I know of is Heritage.

The cheapest carrier for rentals here in Atlanta is Auto Owners, but they will nit pick your property for fix ups to reduce their risk.

We recently struck an "arrangement" with a couple of the postal carriers in a neighbourhood where we are pursuing properties.

Right now I work a good full time job and would like to do wholesaling as part-time and then make it a full time carrier until I can buy my first physical rental property( buy and hold). 

If you want a carrier in real estate you could be a broker...
