So I prefer to work directly with sellers on commercial property or a professional broker than getting an unknown with a wholesaler that 99% of the time doesn't pan out.It's a lot of time wasted for a low return.I will give you another example.

That promotes savings.We could get rid of a large portion of the DOE, programs like SS, medicare and medicaid, welfare, keep the FDIC for deposit insurance but cut their workforce at leas tin half and stop breathing down the necks of banks and imposing process and procedure regulations instead of top level regulations.

Next, I would check with the City for any zoning violations, fines, tax arrears or unpaid utilities.If the things you can check from your kitchen pan out, then go see the property itself and pay keen attention for deferred maintenance or structural issues.Your gut is correct, if it was a screaming deal, it would be gone.
