Also the back of the  hous e has  some  cracks towards the foundation but when I  go to the basement I  did not see  any water damage.I'm not for  certain but I was  quoted  at it being arounf 10-15k worth of  renovation so  I would  do a FHA 203k streamline.

thanks @Rob BelandWe have been trying to streamline our system on a large scalable version. 90 days out we do a 3rd party inspection to see how they are treating the home and that report is our determination whether we want to renew their lease.

Truth be told, I have only lost one case (which was commercial), but the process with a couple of the properties was less than inspiring.As I said, I know the process has been changed/streamlined and most of my experience was before/during the fall.
