Intent is intent, regardless of whether you write it down or not...and it's just not clear to me what I'm writing down to try to convince them that the intent is something other than what my actions are indicating.For example, if I write down that I intend to donate the property, do I get to treat the property as a charitable donation, even if my actions (not donating it) indicate intent different from what I wrote down.I'm not trying to be obnoxious or argumentative -- I'm sincerely curious how I might be able to treat my flips as capital assets instead of inventory.

During my last trip to Florida, i notices a number of bandit signs and car magnet signs along the lines of "SECTION 8 RENTALS CALL ###-####" This has me worried that the market is flooded with people trying to buy and rent properties, especially since RE prices aren't dropping right now in FL.It's great to meet everyone here, very informative!

Also, since rents will rise over time and the initial investment will stay fixed, the CoC will rise over time.
