My focus is not on fancy expensive properties, quite the opposite really.

I think I'm getting pulled into thinking that I need to make it fancy, instead of just remembering that this is a rental property that is going to get damaged.I was just hoping that if I made them a little nicer I could gain some better tenants and make it easier to rent!

I'm not looking for all the fancy stuff like penalties if he takes too long and so on.

So you can use less fancy and less expensive materials like fiberglass shower surrounds, black/white appliances, formica countertops, no accent walls, no chandalier in the living room, etc. 

This is the fancy academic me 5 years ago right before graduating from UC Berkeley, not the me that you will speak with if you call today who is just a little more rough around the edges after seeing one too many chickens attack one too many appraisers kill a deal (why is my niche "properties with appraiser-attacking chickens" again?

I have no experience in wholesaling, but have worked in a home office environment many times in my life.I have to work by a schedule, I have to be dressed and "in the office" (note dressed doesn't mean a coat and tie, but showered/shaved and ready to go to work) at a certain time (usually for me its 8:30).

Sensing that perhaps something was NOT right she gets out of the car tells the lady she forgot to get dressed .

No need to get fancy or creative

Many private loans are interest only so no fancy calculators needed.
