So if your property was paid off or low mortgage then you can match the reinvestment with mortgaged property at perhaps 75% L/V or the DST with L/V of about 60% or less.So you can keep some cash that way without the  tax bite.The DST do require you to be an accredited investor, and I think your would have to stick with Apartment complexes (like kind residential property), or Mobile home park (I don't know if there are DSTs for these).

They have their address and phone # with a contact name in the ad.The ad also says that these are ALL accredited investors (5 million wealthy investors) that they do an email broadcast out to.As a result of your email campaign they then take the calls and screen them according to what your company is looking for.They might open their mail because of 2 things: It is from someone that they probably know (Nimmer Law Office) and might have done business with in the past;and it is an email letter and not a snail mail letter.They are not sending out a list, they are sending your ad out to their list of high wealth investors, according to the ad.This ad has been sent to me several times by a company called Breadstreet dot com.Scott

Instead of DST if this is not 1031 you could simply invest with multiple sponsors if you are an accredited investor.

I personally like the latter, because of the pain to keep up with a whole bunch of individual loans when you have a decent amount of money, and also it's hard to find a lot of good deals at conservative LTV's on the platforms.However, I'm assuming that you're an accredited investor, which you might not be.

College can be the way to go if you want to eventually get a RE Certificate or degree - I am pursuing that myself and a bit annoyed that I have to retake so many courses I've already completed (because the college won't accept the accreditation from prior coursework - ah well, it's easy review).

You can only take "accredited" investors, otherwise it is illegal to market an investment.
