We own a 4br/2ba home in Colorado Springs, a mile east of Colorado College, a private liberal arts college.

If you buy in one of the Denver-area cities that actually allow Airbnb and short-term rentals in investment properties, then you get a trifecta of benefits:You can actually cash-flow quite nicely; andYou still get that same appreciation play; andYou have a home to visit in the best city on your list (see point #3 below)Denver and Colorado are just great places to live and visit. 300 days of sunshine, proximity to the mountains, numerous "charming" areas with bars and restaurants scattered in neighborhoods, great beer, legal weed (if that's your thing), awesome arts and parks and no humidity (sorry Austin, your air is just too heavy!).

*Anything about rentals, managing, buying, etc.I learned the art of using private lenders and the BRRRR system.  

There are peers I work with who have a crazy leg up and advantage in their designing abilities and an eye for art and photography that has helped them create KILLER STR listings, wholesaling websites, and realtor websites. 

I'd like to think we've mastered the art of looking really nice and expensive, at a very cheap price :)    We mainly buy in Petersburg because the prices are so low, but if you're looking to flip, Richmond has some great opportunities!  

I took a risk by going with the Pokémon and Harry Potter theme but my brother and sister-in-law already had the art done and I just needed to print the wallpaper.

I know a lot of people want to get into private lending, but they don't realize that it is both science and art that takes experience to do it right and avoid losses.
