In Canada, you pay a percentage based on how long it was a rental (you lived in it for 3 years, rented it for 3 years, you pay 50% and when you calculate years it is based on calendar years, so Nov 2018-Feb 2020 counts as 3 years according to Canadian tax people).Normally prices are lower in the winter, but with covid things don't seem to follow regular patterns.

If you have a fact pattern that might suggest you intended to rehab and flip, I would hold for something like 24 months, which would straddle three (3) tax returns and make it very difficult for anyone to challenge your intent.

Baltimore City is tricky though, and if the tenant removes the vehicles prior to the hearing, some judges will be less inclined to give you possession of the property.If this has become a pattern, you should also consider issuing a notice to terminate prior to the end of the tenancy.
