You are fortunate, indeed.You also need to learn the distinction between "can't do that" and "shouldn't do that".What we CAN do is virtually unlimited.What we SHOULD do is rather another matter and people who don't have a team round them like yours need to learn to stay within  the limits of their team, or of themselves if they've not yet built a team.Humility can be a harsh teacher.

Even when you hire a pool service to do the chemicals, cleaning  etc, the tenants will not treat it like its their own investment and it will get abused.Doesn't add enough value to warrant the expense as a rental....maybe as a flip in the right market.....

The above may be harsh and I don't know your personal situation (kids, spouse, other commitments) but I have a hard time with "I don't have any money" threads...when you're not already providing the maximum effort on your own accord to get where you need to go.Memphis is not a difficult market to enter price-wise and you can get there if you desire it.
