Law students are exhausted.  

Try paying down a 165k home, its way to exhausting.

How exhausting.  

They mainly look for doors and windows that function and lock properly, appliances that work, that bath exhaust fans work (if no window) that you have functioning smoke and carbon monoxide detectors and secure railings if more than 3 stairs.There is more paperwork.  

If you like property from a buy & hold perspective, I'd encourage you to completely exhaust your refi options prior to exiting.  

I had a bunch of law students and they always had money to pay, but were so exhausted that they'd forget to give me a check.

I would call it over the top exhausting work. 

Maybe if we get out of this mess we will start to wise up a little.I believe it was Winston Churchill who said, “the American People can always be counted on to do the right thing after exhausting every other possibility.”

Maybe more.Most people would be "reasonable" by hanging a line in the laundry room and drying clothes old-school when all reasonable efforts to replace the dryer and stay safe were exhausted during a global pandemic.
