This is actually pretty spot on in terms of what is currently happening with me and the PM I am using in Memphis (which I just gave notice for termination yesterday after using them for just 6 months, DM me if you would like to know who).

Now, if I choose to use that money to acquire more assets, I again construct the new financing to be paid off in the shortest period of time and always remembering I am using borrowed money to borrow more so my interest is stacked.  

Meaning that there aren't any large attractions - beaches, shopping, restaurants, night life, amusement parks, etc.

I am thinking management companies, at least the one I am using use low barrier advertising and screening with the criteria published.

Ex: amusement parks, sports arenas, concert venue, nightlife, major parks, universities, festivals, races.

I don't know why but I find it amusing that everyone on this board seems to be quite emphatic about their position on the 50% rule.
