General issue area that I've seen:- Gutters (usually clogged or loose)- Windows (won't open and close)- Door seals (worn out seals, you can see day light)- HVAC check regularly - Vent (dirty)- Under the sink (check for leaks)- Grout (in bathrooms, sometime need to regrout)- Caulk (worn out caulk)- Garbage disposal (rusted, leak or just not working)- Dyer vent (lint could be build up cause fire. the early sign is if clothes not drying properly)- Outdoor trims (usually wood rotten) see if it's need to be paint- bushes or tree too close to the house may need to be remove (roots issue, foundation crack, could be driveway crack too)- wood decking or steps (if you don't seal it, could rotting in faster rate)- smoke detector (old, need replace)- etc (BP member feel free to add)

I have plenty of privacy, my own entrance/restroom and all so I will probably continue to do so until I pick up my 4th rental in about 15-18 months or settle down.Ytd my checks come in at an average of nearly $4300/mo if I factor in all of my stipends and extra duty pay and I’m confident that this will continue to grow each school year.My expenses breakdown per month: $250 groceries, $250 set aside for traveling, $400 nights out/dates, $300 clothes (and random amazon stuff lol), $300 gifts/kindness (birthdays for example), $300 bills.

R Street Redevelopment http://www.sacbee.com/news/local/news-columns-blog...Some other pluses: Midtown is laid out on a grid system with much of the restaurants, microbrews, art studios, yoga classes, coffee shops located on the center main streets (J,K,L), which means all of the surrounding residences have phenomenal walk scores.

REI can be risky, so adding additional revenue generators into the project can lessen the risk.I'm working on a project in Costa Rica that has investor opportunities in Real Estate (vacation homes etc) Some of the development includes an Event Center with revenue streams from GROUP Travel, Tourism and Events, such as Golf Clinics, Yoga Retreats, Business Education and Corporate Team Building etc.
