The mini-blinds in the kitchen are trashed, they're drawing on walls and doors, the place looks like a mess.

That being said I am closing on a small mini storage facility in a very rural small town.

For faux stainless, we pay under $1500 for frige, range, dishwasher and microwave- Replace all the light fixtures (no fluorescents) and plumbing fixtures and make sure they all match- Replace all the outlets, switches and cover plates with new white ones- Put mini-blinds on all the windows

I have a friend in Austin building small mini garage parks (w/400sf offices)  that's killing it w/100% returns in a year as an example.  

Business cards. make mini bandit cards. you can usually get like 500 for $20.

I like the glass and the mini jet configuration and feel of the Cirri avionics suite...

So, painter ($300, they had poorly repainted the trim around the doors and windows), cleaners $180, carpet cleaners $145, new mini blinds $80, lost rent $950, and a fair bit of time just dealing with everything.

In an attempt to do some mini skip tracing, I subscribed to Instantcheckmate.com My six month subscription is up tomorrow and I will not be renewing. 

A few cleaning supplies, some trash, and some mini blinds were still there.
