@Jay Hinrichs They are very slick when they advertise how good their program works when they are flashing the mansion and exotic sports cars as some sort of proof what they have is the real deal.

Also, you can appeal to groups that are vacationing, life event, sports, and business travel.

We live in very rural area, but we are also around 5 miles from a man-made lake that is a popular vacation destination for water sports, fishing, rock climbing, and hiking.

I started getting interested in real estate my senior year of high school when I forgot a book for my English class and picked a random one of the shelf of my sports marketing class.

Build relationships with other investors and people in the industry because RE is a team sport.

Strong market that commonly hold cash flowing properties, colleges, sports teams, STR locations, etc.
