It's hard top make accurate sold comps.so I do the best I can with the closest like houses in the zip/sub division.

You cannot even try to compare Cardone Capital to a Blackstone, Blackrock, Pubic Storage, Simon or any other real estate company/division which are regulated and rated by third parties to Cardone Capital.

Finally, I suppose the thing that got me was if you did one deal, you would earn your "workshop tuition" back (quickly running numbers in my notebook, I understood they'd earn the tuition money back, plus more in future deals).The BIggerPockets person stated on one of the forums that in Ohio it is NOT legal to wholesale without a license, and encouraged others to check the Ohio Dept of Commerce, Real Estate division (ODCRE).

Denver is landlocked and (there are not any new sub-divisions coming into metro Denver) going "up" and adding square footage and value in that area makes sense, the drawback, it is expensive with us paying upwards of $500,000 for some properties and the scope of work is both costly and time consuming with planning and zoning taking up to 3 months or longer.
