Here’s what I liked:- I had the same salesperson throughout the entire process which involved rescheduling delivery twice due to tile not being done. - handled the entire transaction over the phone which Lowe’s would not do (they required me to sign something in person)- comparable prices with better customer service- emailed me the quotes and specs of all appliances - removed my old appliances for a reasonable fee- I’m supporting local small business like myself not some CEOs multi million dollar bonus.

Here are some interactions I deal with: Paying $200 worth of groceries and refusing to pay a mere .30 cents for a reusable bag (not covered by food stamps) - and then asking for delivery and not tipping the delivery driver.

Make your offer a good percentage below the last listed price.I use a lead generating program in Maryland, Jacksonville Florida and Dallas Texas - my partners (friends from Bigger Pockets) run the leads that I receive from the radio or TV advertising - using my branded commercials (all leads come to my 800 number, I qualify the lead and call my partner to help get comps, look at the property and delivery the contract of sale that I forward to him or her).

Why not just mod the plans to fit standard low cost home depot cabinets--and make sure they can deliver the amount you need.If you take 100% delivery up front you will need to store them, insure them and possibly guard them, as well as load and transport them--so that figures into the cost also.Doing it Just in Time, may leave you with delays, despite promises to the contrary, so figure that into the cost also.Knockdowns (You Assemble) might store in a few 18 wheel trailers, but beware of moisture and humidity (flake board and plywood).You will need an inventory system for cabinets in and cabinets out if you store them--that's a lot of cabinets.Good Luck!

Further more, some ideas to generate leads would be finding tired landlords, Send mailers to out of state land lords, Drive neighborhoods looking for vacant and abandoned homes, Talk to the mail carrier and other delivery people because they would know the empty houses in the area, Mailers to Landlords who own more than one property with back taxes, Mailers to Landlords who own tax delinquent multi-family properties, Place “We Buy houses” flyers/business cards at unemployment offices….a lot of people there could be having trouble with their homes and may need a solution, One-page Flyers posted on bulletin boards at large stores-get approval from manager though, Using Craigslist to find sellers, Send emails to craigslist ads with apartments for rent (the emails go to landlords who may be looking to sell, or buying more properties) Target people who have been transferred (job) and must sell NOW, Military transferees, Move-up buyers-People that need to sell and get a bigger house but feel stuck free & clear houses because they might sell with seller financing, Network with moving companies, Network with termite (WDO) and pest control companies, Network with real estate servicers – title companies, insurance agents, mortgage brokers and lenders – everybody knows someone in distress, Network with credit repair companies to assist their customers that must sell, Funeral homes and obituaries, Houses with boarded up doors and windows, Houses with blue tarps on the roof, Network at your local real estate investment or landlord association, Network with your sphere of influence - hand out your business cards to everyone you know- you may learn your neighbor has a friend that needs to sell a house etc.

Private money specifically would be better than hard money as it tends to have lower interest rates and quicker closes relative to bigger "Hard Money Lenders" -Hedge Funds are just groups of investors in charge of delivery returns for their clients based on the money given to them by their clients.
