Going to Wells Fargo for an investment loan is like going to Dollar General to buy your kids' Christmas presents - not much to offer, it's not what they do.

I fully expected it to rent for $1300/month post rehab which would have boosted the cash flow, however, being in the dead of winter right after Christmas limited the tenant pool and I decided to bring the rents down to help fill the vacancy rather than try to wait it out another possible 1-2 months.

James, the project is still ongoing as we hit the Christmas recess and Miami (being a Latin American country) stops working altogether during that time.

Noob question: Ok to buy negative cash flow but build equity?

My initial underwriting showed expected cash flow after allocating for all expenses was starting just below $2K.We have had one tenant turnover (not the way below market rent unit, but one of the quite a bit below market rent units).Current rent: $7515 with one unit way below market rent and one significantly below market rent and 2 units near market rent.I also took unfinished existing space and converted it into >400' storage area (added insulation and climate control) that we have used to store items related to our STRs and other items we seldom need/use (like Christmas decorations and Halloween decorations). With a single tenant turnover in 2.25 years and current cash flow after all expense allocations being over $3k/month, this purchase has worked out well for us.

(You should see my computer room, I have notebooks, sticky notes, printer paper and flash cards everywhere as I was connecting the dots trying to figure out the perfect plan. What I'm thinking would be the best bet for me, would be to go the FHA/203k route if I could find a reasonable Quad or Tri plex and take one of the units for myself, renting out my current home AND renting out the other 2/3 units of the small multi. It's not a matter of if I could save up the money, I could have 8-10k saved up by christmas if nothing catastrophic happens, it's just a matter of the fact that I have been studying off and on for weeks and itching to pull the trigger.
