How do you make the sale of insurance on top of access to the client when 1) they wouldn't even have the flood policy if they could get out of it. 2) they believe they are NEVER going to Flood (even if they live right on the ocean and on a barrier island. 3) they all seem to have a story that the "Big" storm came in and although they saw water close with-in 3-inches from their home but never came in so they must be safe.

That way, if and when it gets into court, the Judge will see immediately that you are a conscientious landlord and he is just a whining nuisance.I've also hung onto tenants thinking the next one could be far worse, but it usually has ended up with my evicting them; give them an inch and they will try to take 100 miles and we only have so much time and patience.
